We have established standards for ensuring safe and habitable living conditions in all of the homes that we manage. The list below contains items that we consider essential for the safety and security of your future Residents, and these standards must be met before we can list your home for rent.
Exterior Safety Hazards
- No uneven concrete surfaces over 3 inches
- No exposed wiring or other electrocution hazards
- Exterior breaker box and HVAC disconnect box (if present) must be secured (zip-tie is sufficient)
- No sharp objects around the home (rebar, broken glass, deck nails, etc)
- No large holes in the ground
- No structural integrity or safety issues (rotting support beams, wobbly railing, missing railing slats, etc)
- Fencing must be sturdy and not in danger of falling down
- No wasps or bees nests
- Exterior dryer vent must be cleaned
Exterior Security
- Exterior doors must be properly secure and have minimal air gaps
Exterior Health & Wellbeing
- Water/well systems must provide clean potable water
- No rodent access points (missing soffit/holes in walls/broken windows etc.)
- Window screens must be installed in all windows for homes in Florida; for all other states, window screens must be installed in all windows if no AC is present
Exterior Water Leaks
- Main water shutoff valve must function with no leaks
- No active plumbing leaks
Interior Cleanliness
- Remove all left-behind personal property
- No strong animal odors, animal waste or food debris
Interior Pest Control
- No active infestation (ie fleas, roaches, bed bugs, ants, termites, spiders, rodents, etc.)
Interior Safety
- All smoke detectors must work and must be located in the areas deemed required by your local municipality (this can vary depending on your home's location)
- Carbon monoxide detector must be installed and working (if required by local law)
- GFIs must trip and reset, and be present near water sources
- Any exposed wiring must be capped, covered, or removed
- At least one window must open and close properly in each room
- All bedrooms must have at least two functioning points of egress; one door and window at a minimum that are functional
- Stairway, landing, and balcony railings must be secure
- Any fireplaces must be disabled
Interior Functionality
- HVAC/Furnace must properly cool/heat home (central heat must be provided in Indiana)
- Water heater must function properly and does not leak
- Fridge and stove must function properly, with proper venting source located over stove
- At least one electrical outlet must be functional, per room (two in Indiana)
- Outlets/switches must have a cover plate; if 3-pronged, they must be grounded (using an outlet/electrical tester)
- All ceiling lights must work (or be removed and the switch and junction box safely covered with a blank plate)
- All drains must easily drain water
- Toilets must flush properly, be bolted to the floor, and not continuously run
- All plumbing valves must turn on and shut off easily with no leaks
- Any basements must have proper drainage and functioning sump pump
Interior Health & Wellbeing
- All bathroom doors must open and close properly
- No major holes larger than a quarter in drywall
- AC filters must be clean and installed
- No active leaks
- No active organic growth or organic growth stains
- No severe odor/stains on carpet
- No severe odor/stains/damage to walls
